Signs You Need a New Roof Before Winter in Saskatoon

By WLG Homes

Summary

Going into a Saskatoon winter with a failing roof is expensive. Here are the warning signs to look for before the snow arrives.

Saskatoon winters are hard on roofs. Heavy snow loads, freeze-thaw cycles, and ice damming put shingles, flashing, and underlayment under serious stress every year. A roof that was managing fine through summer can fail quickly once the temperature starts dropping. If you're seeing any of these signs, get a roofing contractor to assess it before October.

Warning Signs Your Roof Needs Attention

Curling or cupping shingles. Asphalt shingles curl upward at the edges (cupping) or downward in the middle (clawing) as they age and lose flexibility. Once shingles are curling, they're no longer lying flat and sealing properly. Wind and ice can get underneath them, and the underlayment below is no longer fully protected.

Missing shingles. Any missing shingle is an open vulnerability. In summer, you might get away with exposed underlayment for a while. In a Saskatoon winter, water infiltrates, freezes, expands, and the damage compounds quickly. Missing shingles need to be addressed before freeze-up.

Granules in your eavestroughs. Asphalt shingles have a protective granule coating that erodes over time. If you're clearing your eavestroughs in spring or fall and finding significant amounts of dark granules, your shingles are aging past their effective lifespan. A roof that's losing granules heavily is typically within a few years of the end of its life.

Visible daylight in the attic. Go into your attic on a sunny day and look up. If you see daylight coming through the roof deck, you have gaps — either from failing shingles, compromised flashing, or damaged underlayment. If light gets in, so does water.

Water stains on ceilings or walls. A water stain on an interior ceiling doesn't always mean the leak is directly above it — water runs along rafters and sheathing before dripping. But any new water staining in a room that wasn't there before is a signal to get the roof inspected immediately.

Sagging areas. A section of roof that appears to sag or dip is a structural concern, not just a shingle problem. This typically indicates moisture damage to the decking or framing beneath the shingles. This needs to be assessed by a professional.

Flashing damage around chimneys and vents. Flashing is the metal seal around any penetration in your roof — chimneys, vents, skylights. Flashing fails before shingles do in many cases, and it's a common source of slow leaks that go undetected for years. Cracked caulk, rust, or lifted metal flashing should be addressed before winter.

Your roof is 20+ years old. Architectural asphalt shingles are typically rated for 25-30 years, but Saskatoon's climate is harder on them than milder Canadian cities. If your roof is approaching or past 20 years and showing any of the above signs, it's worth having a roofer look at it rather than hoping it gets through another winter.

What Happens if You Ignore It?

Going into winter with a compromised roof is a gamble with significant consequences. Ice dams form when heat escapes through a poorly insulated or ventilated roof, melts snow at the peak, and that water refreezes at the cold eaves. Water backs up under shingles and into the house. Decking rots. Insulation gets saturated and loses its R-value. Interior damage follows.

The cost of a roof replacement is predictable. The cost of water damage to ceilings, insulation, framing, and drywall is not — and it compounds every winter you delay.
